Property Reach is a national real estate database covering over 150 million real estate properties (real estate parcels) Data includes:
  • Property site and mailing address
  • Estimated Value

  • Deed details on sales price and date, down payments and type of sales transaction, title companies used
  • Mortgage information including loan date, amount, mortgage type, lender name, interest rate and maturity
  • Availability of contact information of owners (Skip tracing)

Where do you get the real estate data?

The data originates in over 3,000 county/town assessor and recorder offices and is gathered from annual tax records and deed and mortgage recordings.

How about other data?

Much of the information is public record data – data that is obtained from public sources such as courthouse records. Other information such as phone numbers, emails and demographic data is collected from a variety of national sources.

How accurate is the data?

The data is collected from major data aggregators and subjected to rigorous processing to ensure data quality. Vacancy information is received monthly from the USPS.

How often is it updated?

Assessor records, which consist of tax information and property characteristics, are updated annually throughout the year. Recorder information, which displays sales and deed/mortgage changes, is updated daily as it is received from the county sources. Some jurisdictions are faster than others in providing sales and mortgage changes – for example, many California counties provide the data within a few days of the transaction while other parts of the country can take up to six months to provide the information.

Is the data the same for all states and counties?

Unfortunately, no - some states and counties have strict data privacy laws that restrict the availability of some data such as sales dates and sales amounts, mortgage interest rates and loan types.

Are any suppressions applied to the database?

As records are processed, we apply different suppression files to the data but we include almost all records within the database. That means some records which the USPS deems as undeliverable for postal mailings are still included.

Do Not Call flags

We do not supply DNC flags along with skip traced phones.

What data can be searched for?

Property Reach allows users to search for:
  • Specific properties by individual address
  • Specific properties in selected geographies that have certain characteristics such as estimated value, property type and length of residence.
    • Quick filters can be used to easily select records that are bank owned, in pre-foreclosure, high equity and much more
  • Properties by city/street
  • Properties in zip codes, cities and counties
  • Individual names by state that are property owners
  • Individual names by phone numbers (enter a phone number and the name associated with the phone will be displayed along with the properties associated with the individual

Any specific search rules?

Here are a few helpful hints for doing searches
  • Properties by individual address
    • Property Reach has the addresses of over 150 million parcels across the country. As you enter the address, the system will provide you with choices as you typeAuto-Complete
    • Click the property you want displayed
    • If you enter an address that doesn't provide any choices, check the address to ensure that the number is correct or the street name is not misspelled- if there are no choices presented, the search will fail - In the example below, there is no property with the requested address.Search Bar
  • Properties in specific cities, counties or zip codes
    • If you are interested in properties in a zip code, city or county, begin typing the geography in the search bar. Possible choices will be shown, such as city and streets with "Anaheim" in them.Search City
    • Click your choice, Anaheim, CA, and the system will then show the total number of properties in the city and quantities by quick picks.Search City Results
    • Click a street and the properties on that street will be displayed.
  • Name Searches
    • Enter a name and it will be compared against the county tax assessor records.
    • Use the individual’s full name (avoid nicknames)
    • If multiple names are available, they are shown in numerical address order
    • You can also enter the state to reduce possible matches (William Jones NY)
    • Names associated with properties held in family trusts will not be displayed
  • Reverse Phone Number searches
    • Enter a phone number and the name associated with the number will be displayed along with properties associated with the displayed name

Deceased Indicator (coming soon)

The death of a property owner sets off numerous actions on the part of the remaining spouses and/or owners. This provides an opportunity for investors.

The Property Reach owner files are matched against death records reported by governmental agencies on a monthly basis.

"Distressed" Indicator

Individuals who have had issues with their financial history are often those that are likely to sell their homes quickly. We display those property owners as "Distressed" and they share characteristics such as presence of bankruptcies, pre-foreclosure, bank owned (foreclosure) federal/state tax liens and other liens and judgments.

Home Listing Information

Properties for sale in selected markets are available on the database and show current listing status, listing price and dates. Listing agent information is also shown. Data is updated daily (Monday-Friday).

Is Property Reach available via mobile devices?

All functions are available and specifically designed to show on all mobile devices via your web browser at www.propertyreach.com.

Driving For Dollars

In addition, mobile device users can pinpoint properties as they walk/drive around by using our Driving for Dollars/Geo-Locate function. Activate Geo-Locate by clicking the target symbol on the map (see image). The system will ask for permission to use your current location (click Allow). The system will then show the 50 closest properties.Driving For Dollars

Properties are selected based on the closest distance calculation from your device to the property latitude/longitude. Helpful hint- when in a car on the right side of a street, the properties typically shown first will be to your right. The property to your left is likely the second property shown as you scroll down. Please do not drive and look at your mobile device at the same time for safety reasons as well as in compliance with motor vehicle laws)

There are two modes available for Geo-Locate: Street Mode On or Street Mode Off.
  • Street Mode on will only return properties that are on the same street that you are located on.
  • Street Mode off will return properties based on the proximity to your mobile device. As you are drive down a street, at intersections you may see a property on the intersecting street since it is closer than another property.

My Account

The My Account section lets you manage your PropertyReach subscription, update your profile and billing information and gives a snapshot of where you are in terms of next billing date, how many properties have been saved, imports and exports. To access My Account, just click on your profile picture in the upper left of any PropertyReach screen. That will present a drop-down selection for:

Account

Profile: Click Edit/Update to manage your name, address, phone, email and social media connections

Billing: This section displays how many days until your next billing cycle when you will be billed. Click "Manage" to make changes to the cards to be charged for your subscriptions and/or charges for postcards and skip traces over your monthly allowance.

Subscription: This section shows your status of saved properties, imported properties and export usage. You can also upgrade your account to allow for increased volume.

Dark Mode: PropertyReach has several display options. Dark Mode presents the information in a darker background with type reversed out in white. Some users find it easier on the eyes. Swipe to the right to enable dark mode.

Update Password: Click to modify your password

Cancel your account: We hate to see you go! Just click "Click here" button which will take you to the below screen.

We have a Hold Option if you just need to take a break. While you are away, we’ll keep all your saved contacts, properties, lists and marketing elements until you are ready to restart. Just click "Hold Account"

Cancellation

Still need to cancel? Click "Cancel Account". Your saved contacts, lists, imported files and exported records will remain available until your monthly subscription cycle date after which they will no longer be available and cannot be retrieved.

My Company: This section allows the user to maintain company information.

Settings: This section allows the user to enable notifications about various account events including completion of skip tracing runs, printing and mailing of postcards.

Import/Export records:

Imports: Records from your existing customer list, other mailing lists can be imported into the system using the import process. Go to "Properties"; Click "Actions" and choose "Import List". The system will ask the user to search for the file to be imported and to provide a name for the list to be imported.Import/ExportExports: Users can export up to the limit of their monthly subscription (typically 10,000 records per month). On the properties page, identify the records either by list name or checking the individual property records to be exported. Go to "Properties"; Click "Actions" and choose "Export List".
